Working with the main contractor on Dammam projects

Most of what reaches us in Dammam is live projects with a main contractor and a programme that does not tolerate delay. The position of the low-current contractor in that programme is fixed: it enters with the first-fix stage and before the walls close, and if it is late everything after it becomes breaking and patching. So the first thing we ask for is the architectural drawing and the current stage of the works.

Routes and penetrations before the pour

Every penetration in a slab or a structural wall must be approved before the pour, not after. We issue the route drawing and review it with the contractor and the consultant in its proper time, because a late penetration is either refused or costs many times more.

The communications room and the panels

The rack, the power, the earthing and the cooling — this is what the owner never sees after handover, and it is what decides whether the system still works in five years or gets replaced. We fix the position of the room and its requirements at the design stage, not at the installation stage.

Phased handover

A large project is not handed over in one go. The infrastructure is designed in full from the start — because it is the part that is hard to change — and then the systems are added one after another as floors or buildings are handed over. The full service umbrella is on low-current systems.

Questions our clients ask

Do you work as a subcontractor?
Yes, and it is the commonest arrangement on Dammam projects. We receive the drawings from the main contractor, issue the shop drawings for the low-current systems, and keep to its programme and coordination minutes.
What is the difference between you and the electrical contractor?
High current carries power; low current carries data and signal. Two specialisms with different installation standards: maximum distances, separation from power routes to avoid interference, and testing of every port. Neither replaces the other.
When should you enter the project programme?
With the start of first-fix and before the walls close. If the building already stands we work with considered routes that reduce the impact on the finishes, but the cost and the time both increase — a difference we state plainly before contracting.
Do you hand over as-built drawings?
Yes, with the numbering schedule and the test results. A copy is kept in the client portal so it is not lost with a sheet of paper, and whoever maintains the system years later knows what was installed without starting from nothing.
